The latest 2022 building trends: location analysis, design, building materials, and construction costs.

A house you want to live in, a house that makes money: how should you build it?

Know-how that only an owner-builder who weighs investment value can share will change the way you think about houses.

Overview

A detached house is no longer just an alternative to an apartment; it is a home whose asset value can surpass that of an apartment. In an era of falling asset values, it is time to turn our eyes to the multi-family house, which offers high life satisfaction and strong investment potential.
A Well-Built Detached House contains the latest 2022 building information that only an owner-builder can provide: how to draw up a realistic budget with loans in mind, how to analyze locations whose value will rise, working drawings and a detailed explanation of the construction process, plus interviews with Jaegwidang and Uumbi Architects, who have extensive experience designing detached houses, and with the owners of Naemamidang and Sosoljae.
Seonhyangdang, the house introduced in this book, is a multi-family house of two units, an owner's unit where three generations and seven family members live together and a rental unit. It offers the high life satisfaction of a detached house, eases the burden of construction costs through rent, and holds investment value as land prices rise. It reflects the author, who has long been interested in income-generating real estate and loves spending time in the yard.
The author could decide to build such a large multi-family house as his first home because he had closely followed the housing market and run value simulations for years. This book helps readers see a house from an investment perspective and shows concretely how to make the dream of a detached house come true. It will be a practical guide for prospective owner-builders who want to pursue the dream of building their own home.

About the Author - Hong, Sungok

He majored in electrical engineering and worked as an ordinary researcher at an ordinary company. After marrying and having children, he felt the enormous weight of life and moved into technical sales. As the head of a family raising four children, he worked hard to provide a home where his children could live happily and bought a new apartment. He also became interested in income-generating real estate, bought an old commercial-residential building, fully remodeled it and rented it out.
Feeling that apartment life could not fully hold his family's happiness, he decided to build a house, searched for a location likely to rise in value, and built a multi-family house as his family's new home. He now lives contentedly in the new house and, true to his character of always taking on something new, is starting another challenge in income-generating real estate.
